| New Types of Investment Project In 2000/2001, Difko started developing new real estate, shipping and wind turbine projects, including the so-called 10-man projects. The 10-man projects were a success and demand for them is still rising.
At Difko, it is not only 10-man projects that have proved successful. In 2003 and 2004, Difko also offered two new real estate companies – A/S Difko Købmagerhus and A/S Difko Bolig Århus. Both companies have attracted new interest from investors. Trade Association In 2004, Difko became a member of the newly formed trade association DEB (Danish Real Estate Providers Trade Association). The object of the association is to ensure high ethical standards amongst its members and to ensure that investors are fully informed about the projects on offer.
Going for Wind Turbines Difko concentrated more on the wind turbine sector in 2004. Ten wind turbine projects were offered. This was the first time Difko offered wind turbines as 10-man projects.
Shipping Projects especially good The projects offered in 2002/03 developed most favorably in 2004. Freight rates rose more than budgeted and the values of several of the shipping companies rose sharply. This meant that already in 2004, two of the established companies decided to sell their vessels at prices well above their acquisition cost.
Record allocations and repayments to investors 2004 was an especially good year for the investment companies, with Difko achieving earnings ahead of budget. Allocations and repayments totaled DKK 662m. More than 25,000 investors benefited from these allocations/repayments.
Trading in Partnerships In 2003/04, Difko subsidiary Dansk Aktie- & Anpartsbørs A/S (Danish Share & Partnership Exchange) became the largest dealer in partnerships in Denmark. In addition to a whole range of services for investors associated with buying and selling partnerships, Dansk Aktie- & Anpartsbørs launched a new service in 2004 - partnership portfolio valuations, giving investors the choice of a free annual or six monthly check on the value of their partnership portfolios.
Debt Recovery Trends in the debt recovery sector were especially positive in 2004 with many new clients and portfolio acquisitions, as well as new contacts with trade associations, local authorities and companies in the financial services market. Results were achieved mainly on a No Cure – No Pay basis.
Real Estate Administration Difko extended its real estate administration operations with the acquisition of two housing administration companies in 2003 and 2004 (Dan-Administration A/S, Århus and Dansk Boligadministration A/S, Copenhagen). Difko is now one of the largest providers of real estate administration services in Denmark.  |
